1) What are the move-in costs?

The application fee is $65, the admin fee is $150, and the security deposit ranges from $400 to one month’s rent.

2) Are utilities included in the rent?

Water, sewer, electricity, trash & pest control are not included in the base rent. Water, sewer, trash & pest control are paid with your rent; electricity is through your preferred provider.

3) How long is the lease term?

Lease terms between 6 and 14 months.

4) When are late fees charged?

Rent is due on the 1st and late on the 5th of the month. The late fee is 10% of the amount owed.

5) Is renters’ insurance required?

Yes, renters’ insurance is required.

6) What is your early termination policy?

A 60-day notice to vacate is required. At lease signing, you may choose to pay a two-month termination fee or continue paying rent until the apartment is re-rented.

7) How is rent paid?

ACH, debit, or credit via the online resident portal, or through a Walk-In Payment System at participating retailers. Rent is not accepted at the office.

8) What is the pet policy?

Pets welcome (breed restrictions apply). Non-refundable pet fee: $350 per pet; monthly pet rent: $20 per pet.

No, furnished apartments are not offered.

13) What is the guest policy?

Guests may stay up to 7 days without being added to the lease.

14) How do I submit maintenance requests?

Submit via the resident portal; emergency maintenance is available 24/7 by calling the office number.

15) Is there 24/7 emergency maintenance?

Yes.

16) How is pest control handled?

Quarterly service for each apartment home.

17) What is the neighborhood like?

Between Fort Worth and Dallas with quick access to shopping and entertainment: Target, Ross, ALDI, Marshalls, Walmart, Sam’s Club (within ~1 mile). Close to AT&T Stadium, Globe Life Park, Six Flags, seven golf courses, UTA, and DFW Airport.

18) How are packages received?

USPS packages can be collected from the package lockers at the mailbox area; all other carriers leave packages at your door.

19) What is the lease renewal policy?

60-day written notice to vacate is required. If you don’t renew before expiration, your lease converts to month-to-month with a new rate.

20) Is subletting allowed?

No, subletting is not permitted.

21) Do apartments include washers and dryers?

Yes, all apartment homes include a washer and dryer.

22) What appliances are included?

Refrigerator, range/oven, dishwasher, garbage disposal, washer & dryer; microwaves in select units.

23) Is additional storage available?

Each home has storage off the patio; no additional rentable storage is offered.

24) Internet and cable options?

Wired for internet and cable; Spectrum is preferred, but you may choose your provider.

25) Income requirements?

Minimum monthly household income of 3× the monthly rent.

26) What schools is the community zoned for?

Bill J. Elliot Elementary; Jean McClung Middle School; Eastern Hills High School.

27) Nearby grocery & shopping?

ALDI, Walmart, and Target.

28) Nearby hospitals?

Texas Health Arlington Memorial Hospital (~2.6 miles) and Medical City Arlington (~5.2 miles).

29) Is the community gated?

Yes.

30) Is the community near a bus route?

Yes, the closest bus stop is directly in front of the community entrance.
